How This Works

Process to mortgage loan processing

Step 1. Ready to Originate!  Once you are approved with GLM Mortgage Direct, we will send you the Encompass mortgage software along with your user ID# and Password. Simultaneously, you will be supplied with a lender contact list for website & account executive support. You will also be granted access to our credit provider enabling you to run credit and incorporate this information onto your 1003 through the encompass software.

Step 2. Sell Loans Your Way Loan originators can now go directly to our lender affiliates to price and sell loans. Once a Lender is chosen, program and pricing determined, the loan originator will then order appraisal and title from vendors of their choice. ( Appraisal companies must be approved by the designated lender)

Step 3. Package & Send to processing You will then send the completed loan file to your assigned processor which will include; summary page, wet signatures on 1003, and all required forms, docs, and disclosures. All newly submitted files must be accompanied by a check from the borrower in the amount of $275.00, made payable to GLM Mortgage Company. On exception, application fees may be collected at closing.

Step 4. The Support You Need Once your loan is received by the processor, your files status will be available by e-mail within 24 hours. The processing team will do the rest to move your file to closing, and will be available to you during normal business hours via phone and email. As a responsible loan officer, we strongly recommend that you maintain contact with your borrowers on a weekly basis & update them on their progress.

Step 5. Get Ready to Close! Once you receive a "Clear to Close" status, you will then complete the lender specific fee schedule which will be forwarded to the Lender and Closing Attorney.  You & the processor will work directly with the lender’s closing department to set up close date and time.
